A note on MLS data and compliance

MLS rules vary by board. Before using listing photos or detailed property data in GBP posts, confirm what your MLS agreement permits for social and marketing syndication. Most boards allow brief promotional posts with photos you personally took or licensed, but restricting aggregated MLS data (list prices, days on market from the MLS feed) in unapproved syndication is common.

In practice, the most effective real estate GBP posts don't require MLS data at all. Generic descriptions ("just listed in [neighborhood]"), your own photography, and original market commentary are all fully compliant and perform well.
